How we evaluate a project

The checks behind every recommendation we make.

    Builder track record

    We review the developer's completed projects, ongoing deliveries, and history of timely possession before considering any project for our clients.

    Transaction data verification

    We source registered sale transaction data from the Inspector General of Registration (IGR) Maharashtra. Where IGR data is not directly accessible, we use IndexTap or Zapkey — open platforms that aggregate and publish IGR records for Maharashtra. We thank IndexTap and Zapkey for making this data publicly accessible to home buyers and advisors alike.

    RERA unit inventory verification

    We check the project's registered unit count, sale agreements, allotments, and remaining inventory directly on MahaRERA (maharera.maharashtra.gov.in). For projects with rehabilitation components, we separate rehab units from free-sale units — only free-sale figures appear in our buyer-facing analysis.

    Location & connectivity

    We assess micro-market fundamentals — connectivity, social infrastructure, upcoming developments, and historical price trends — to gauge medium-term liveability and appreciation.

    Legal & paperwork review

    We verify RERA registration, title clarity, and approvals so you know what you are signing before any agreement is executed.

Data sources: MahaRERA (maharera.maharashtra.gov.in), IGR Maharashtra, IndexTap, Zapkey, and direct site visits. Transaction data is sourced from IGR Maharashtra, either directly or via IndexTap and Zapkey — open platforms that aggregate public IGR records. Unit inventory figures are sourced from MahaRERA project registration data.

Rental yield and appreciation estimates are indicative only, based on historical IGR transaction data and prevailing market trends in the relevant micro-market. Past performance does not guarantee future returns.
